Commercial cleaning in Phoenix, written down and checked
Janitorial, floor care and post-construction cleaning for offices, warehouses, clinics and schools across the Valley. Every contract starts with a written scope of work, and a supervisor walks the building against it without warning.
Commercial cleaning services
Eight services, one scope of work each
Nothing is bundled to pad a price. Each service is scoped to the building, run on the schedule you choose, and inspected by a supervisor. Move through the list to see what each one covers.

Not sure which you need?
Most buildings run two or three of these together. Pick your building type and the planner writes the scope, service by service.
The scope, on the floor plan
Your building, not a generic one
A dental suite and a distribution center do not have the same rooms, so they do not get the same scope. Pick a building type and walk the zones to see which tasks belong where, and how often each one runs.

How we run an account
Management walks the floor, unannounced
The inspection is the contract. A supervisor arrives without notice, walks your building area by area against the written scope, and sends you what they found with photos. Anything below standard is corrected before the next shift.
- 01
Unannounced walkthroughs
A supervisor walks your building without warning and scores it against the written scope.
- 02
A person answers
The office line reaches a person during office hours, and supervisors carry phones on every shift.
- 03
Fixed the same night
Issues are logged when they happen and put right before the next shift, with a note to you.
- 04
A written scope
Every task by area and frequency, agreed before the first shift. You keep a copy and the crew carries one.

Industries
Buildings we know how to run
Every building type has its own pressure point: the restrooms in a school, the dock in a distribution center, the waiting room in a clinic. The scope starts there.

Property Management
One janitorial vendor across a portfolio, with the reporting a property manager can forward.

Warehouse and Distribution
Floors, docks, restrooms and offices kept clear in buildings that never really stop.

Office Buildings
Nightly office cleaning and day porter cover, judged by everyone who works there.

Medical and Dental
Clinics, dental practices and outpatient suites cleaned to a documented standard.

Schools and Education
Classrooms, cafeterias, gyms and restrooms cleaned around the school day.

Work it out yourself
Three tools, free, no email required
Use them before you talk to anyone, including us. They are the same tools we use to write a scope and staff a building.
Crew and time calculator
Square footage, building type and restroom fixtures in. Cleaner hours a visit, the crew that fits your cleaning window, and hours a week out.
Open the calculatorScope planner
Pick the building type and the areas in it. The planner writes the scope by area and by frequency, in the language a request for proposal uses. Print it or share the link.

The whole task library on one page, grouped by area, with space to mark what your building needs. Bring it to a walkthrough with us or with anyone else.

Questions
Questions facility managers ask
How many cleaners does a building my size need?
It depends on the building type and the restroom count more than the square footage. A 20,000 sq ft office usually runs two technicians for two to three hours a visit, while the same footprint of warehouse runs faster and the same footprint of clinic runs slower. The crew and time calculator on this site works it out from published production rates, and the walkthrough confirms it.
What does a commercial cleaning contract include?
A written scope of work for your building: every task grouped by area and frequency, the products and equipment used on each surface, the service windows, and who signs off. The crew carries a copy and you keep one.
Do you clean during business hours or after?
Both, depending on the building. Offices and schools are usually cleaned after hours. Warehouses and multi-tenant properties often add a day porter during opening hours for restrooms, entrances and spills.
Which parts of the Phoenix metro do you cover?
Maricopa County, from Phoenix and Scottsdale across the East Valley to Tempe, Mesa, Chandler and Gilbert, and west to Glendale, Avondale, Tolleson and the Goodyear corridor.
How is a commercial clean priced?
After a walkthrough. Square footage alone does not tell you what a building needs: fixture counts, floor types, hours and access all change the work, so the price follows the scope rather than a rate card.
Do you work with general contractors on new builds?
Yes. Post-construction cleaning runs in three phases (rough, final and touch-up) against your punch list and turnover date.
