On a cycle

Floor care on a calendar, not a complaint

VCT, sealed concrete, polished concrete, epoxy and tile each need their own cycle. Yours goes on a schedule, and the crew arrives before the floor starts to show it.

The standard on every contract

  • Unannounced walkthroughs

A supervisor walks your building at random, scores it against the written scope and sends you the score with photos.

  • A person answers

The office line reaches a person during office hours, and field supervisors carry phones on every shift.

  • Fixed the same night

Issues are logged when they happen and put right before the next shift, with a note to you.

  • A written scope

Every task by area and frequency, agreed before the first shift. You keep a copy and the crew carries one.

What is included

What floor care covers

Routine floor maintenance is part of the janitorial scope. Restoration work, such as a strip and wax, is scheduled on a cycle agreed for each surface in your building.

  • VCT: burnishing, scrub and recoat, and full strip and wax
  • Sealed concrete: auto-scrubbing and resealing
  • Polished concrete: dust mopping, burnishing with the correct pads, densifier
  • Epoxy: neutral auto-scrubbing and recoats as it wears
  • Tile and grout: machine scrubbing and grout sealing
  • Warehouse floors: ride-on sweeping and scrubbing by zone
  1. 01

A strip and wax, done properly

The floor is stripped to bare tile, neutralized and rinsed until the rinse water runs clear. Finish goes down in thin coats with drying time between each, and the number of coats follows the traffic. Furniture is moved and put back. The floor opens when it is ready, not before.

  2. 02

    Floors measured in acres

Warehouse and distribution floors are kept clear with ride-on sweepers and scrubbers. The floor is split into zones and scrubbed on a known rotation, with dock lanes and pick aisles kept clear, and full-floor scrubs timed for when product is out of the way.

  3. 03

    Scheduled around your operation

Restoration work goes in the quietest window: weekends for offices, breaks for schools, between shifts for industrial sites. You approve the date, we confirm the day before, and you get photos when the floor is done.

Questions

Floor Care, Stripping and Waxing questions

How often should VCT be stripped and waxed?

It depends on traffic. Entrances and main corridors need it far more often than a quiet office. Burnishing and a scrub and recoat between full strips stretch the cycle. The walkthrough sets a cycle for each area of your building.

Can you work while the building is open?

Scrubbing and burnishing, yes, with wet-floor signage and a zone plan. Stripping and waxing needs the area closed until the finish cures, so it is scheduled for nights, weekends or shutdowns.

Do you look after polished concrete?

Yes. Polished concrete needs its own program: no topical finish, regular burnishing with the correct pad and periodic densifier. The wrong product dulls it, which is why each surface is its own line on the scope.

Is floor care part of the janitorial contract?

Routine care (dust mopping, damp mopping, auto-scrubbing, burnishing) is part of the janitorial scope. Restoration work is scheduled on the cycle agreed for each surface.
